What is included in a typical strip-out

We do not do whole-home renovations. Bathrooms are what we are good at — and we are good at them precisely because we focus.

  • Hack-out of existing tiles, fittings and fixtures
  • Plumbing relocation if you want to move the shower or basin
  • Waterproofing membrane, lapped 200 mm up the wall, 48-hour cure
  • Floor and wall tiling with your selection from Niro / Hin Leong
  • New fittings — taps, mixers, mirror, lighting circuit, exhaust fan
  • Final commissioning, leak test and 24-month waterproofing warranty

Timeline

A clear two-week plan, hour by hour where it matters.

Below is a typical 11–14 day schedule for an ensuite in a KL high-rise. Landed properties run 2–3 days longer due to access.

Day 1–2

Hack-out, debris bagging, building lift bookings, dust sheets through the corridor.

Day 3–4

Plumbing roughs, drainage falls reset, waterproofing applied and inspected.

Day 5–10

Wall and floor tiling, electrical second fix, ventilation install.

Day 11–14

Sanitaryware install, silicone work, leak test, cleaning, hand-over with you on site.

Renovation FAQ.

How do you charge?

Three milestones: 30% on contract sign, 50% on tiling completion, 20% on hand-over after the leak test. No money is requested before the contract is countersigned.

Will I be able to use my other bathroom?

Yes — we isolate the bathroom under renovation at the floor stop-valve and corridor it off with dust sheets. The rest of the unit keeps water supply throughout.

Do you handle building permission paperwork?

For most condos yes; we file the renovation permit, refundable deposit and lift booking with management. For landed properties we coordinate with your architect if structural changes are involved.

What materials do you source from?

Tiles from Niro, Hin Leong and Sin Ho. Sanitaryware from Toto, Cotto and Bravat. Fittings from Sin Chew. Anything that arrives goes through a photo log so you can track it against the spec sheet.
